Red light therapy at home. What are your experiences, positive or negative? I've used items like this and the first time, it worked amazingly well. But the cord loses functionality and stops working after a month--or, in this last case, one week. I am wondering if anyone has a product to recommend no more than $60 with red light therapy. My doctor gives mixed advice. He recommends that I use it, but also says he doesn't know which brands are effective or could be counted on. by Owner Gene Vang I’m thinking of buying a business for sale that is listed for $800k. Problem is the seller wants $400k upfront. He’s concern that if I can’t run the business well and close the business he’s going to be out of retirement money. What kind of creative repayment plans can I propose to him that won’t have me bringing so much upfront? Thanks!

You are lucky he only wants half. I would not even talk to you without having the full payment. You are buying the business not renting it.

Joel Mattson I'd be careful when the owner doesn't have confidence. That might mean he's leaning on the books. To verify his numbers you can look at deposits over the last 12 months and watch the business. But to answer a LOT of people's questions in the comments there are ways to verify a legit deal. When I bought a gas station I asked the owner if I could see the daily sales and watch the store. He agreed so I watched it for 2 weeks and regularly came in and had the cashier print out the sales for the day. I was able to determine the numbers were legit, and verified the bank deposits, and bought the store on an owner finance deal. He gave me 15yrs to pay it off, with a good down payment, and I was able to increase business over 3 times what he was doing and paid him off after 4 years. So there are ways to verify a legit deal but you have to put in the time.
